About the Role

We are hiring a Senior Property Accountant to manage full-cycle accounting for a portfolio of residential and commercial properties. This role includes month-end close, financial statements and reporting, CAM/TMI reconciliations, HST filings, and year-end audit support. You will work closely with Property/Operations and report to the Controller/Accounting Manager.


Key Responsibilities

  • Maintain tenant ledgers and tenant accounting records; post daily cash/cheques/electronic payments and perform reconciliations.
  • Manage full-cycle property accounting, including journal entries, accruals, depreciation, and bank reconciliations.
  • Prepare, examine and analyze accounting records and financial statements, including monthly operating statements and balance sheets.
  • Handle Accounts Payable & Accounts Receivable: review vendor invoices against budgets/contracts, enter invoices, and ensure timely payment processing.
  • Complete CAM reconciliations for commercial properties, including TMI calculations, and ensure recoveries align with lease terms.
  • Prepare portfolio reporting, including Rent Roll, Vacancy Reports, and Monthly Asset Management reports, plus weekly/monthly/quarterly/annual reporting as required.
  • Support annual budgeting: work with property/operations management to develop and analyze annual property budgets and variances.
  • Prepare audit schedules/working papers and support quarterly reviews and annual audits; liaise with internal and external stakeholders as required.
  • Finalize year-end financial data for assigned properties/legal entities and assist with the annual close process.
  • Prepare and file HST returns and support compliance with company policies, procedures, and internal controls.
  • Support cash flow management and financial planning for assigned properties.
  • Process bi-weekly payroll and prepare/issue T4 and T4A (as required).
  • Verify leases and eligibility, create residential profiles, and guide leasing teams on lease preparation and required documentation.
  • Support compliance reporting for CMHC, and affordable housing programs (including Affordable Housing requirements), where applicable.
  • Other related duties as assigned

Requirements & Qualifications

  • 3+ years accounting experience; property accounting preferred (residential and commercial).
  • Strong knowledge of accounting and financial principles, with proven experience preparing financial statements and financial reporting.
  • Experience with property/accounting systems (e.g., QuickBooks, Yardi, Entrata or similar).
  • Strong Excel skills (pivot tables, VLOOKUP/XLOOKUP, reconciliations); comfortable with Word and PowerPoint.
  • Excellent organizational, communication, and time management skills; strong attention to detail.
  • CPA or equivalent or CPA-in-progress preferred.
  • Asset (nice to have): Experience with CMHC / affordable housing compliance reporting
